Step one

Your Budget

Speak with a mortgage advisor and find out how much you can borrow. Mortgage advisers are in a fantastic position to advise you on a range of options. Usually the advisers will then help you to obtain a ‘Decision in Principle’ (DIP) from a suitable lender, which will give you the confidence to start looking for a property.

Step two

Your search

By now you have an idea of what you may be able to afford so it’s time to start looking for a house to buy. Work out how many bedrooms you require and if you need parking for one or two cars. To help you with your property search pop into our offices and speak with a member of our team or call us and ask for our sales department who can source your dream home.

Viewing

So you have found a property that you are interested in its now time to book a viewing. We can offer virtual viewings on most of our properties together with physical viewings so you can get an idea of whether or not you like a property before taking the time to visit it in person.

Step Four

Make an offer

So you have viewed your dream home and you want to buy it. It’s now time to make an offer. Don’t be disheartened if your first offer isn’t accepted – remember both you and the seller are negotiating for the best price possible.

Conveyancing

‘Conveyancing’ is a legal process that transfers the property from the seller to you. It can be a confusing process but we have a number of solicitors to recommend to you most located within Windsor and Eton.

Mortgage valuation

Step Seven

House survey

To find out the condition of the property, we highly recommend to book a house survey. Without a survey you may not be aware of costly work that needs to be done to the property.

Step Eight

Exchange

Now that everything has been agreed, it’s time to finalise a moving in date! Your deposit will be sent to the seller’s solicitor, along with the signed contract. You are now legally bound to the purchase. All relevant insurance contracts should now be put into force.

Step Nine

Completion

Your solicitor will pay the balance of the purchase price to the seller’s solicitor. Once the money is received, the seller’s solicitor will confirm this to all parties and the keys can be collected. Congratulations you have your new home!
